Por su parte, la campana del precio absoluto fue inversa, al bajar de 13.4 a 9.1 millones del segundo trimestre de 2017 al primer trimestre de 2018. Trimestre que cierra en recuperación por los 10.9 millones de pesos hacia el siguiente ejercicio. De manera paralela, la demanda de inmuebles en dicha colonia tiene el 32% de las solicitudes por departamentos entre los 5 y los 10.9 millones de pesos, pero destaca el favoritismo del segmento residencial plus sobre los 11 millones de pesos con una participación de 46 por ciento.
Demanda a favor de la renta
Los tapatíos son una sociedad cuya preferencia inmobiliaria se inclina mayormente a la renta (64.4%), según información del portal Lamudi.com.mx, dejando a las propiedades en venta en segundo plano con 35.6% del interés en Internet. Mientras tanto, las casas dominan la tendencia con 83.2% por encima de departamentos con 16.8%.
Sin embargo, la implicación de la minoría que deciden comprar un departamento en la Zona Metropolitana de Guadalajara se enfrentan a que el valor por metro cuadrado en Arcos Vallarta tenga una variación anual de hasta 22%, donde un departamento ronda a un precio equivalente de 3 millones 950 mil pesos.
