LA TENDENCIA EN DESARROLLO INMOBILIARIO DE ALTA GAMA
De acuerdo con el Reporte del Mercado Inmobiliario Residencial CDMX 2018 de Lamudi México, las delegaciones Miguel Hidalgo y Cuajimalpa de Morelos fueron las que resultaron con un precio mayor a siete millones a la venta de departamentos. Y se debe principalmente a que en ellas habitan las zonas en tendencia inmobiliaria del segmento plus.
Comenta Roberto Díaz, director comercial de Cristiani Bienes Raíces que “las personas buscan lujo y exclusividad, y quieren irse a un departamento que simplifique su calidad de vida sin perder el nivel al que están acostumbrados”. Y es cierto, aunque la mayoría de la población no puede acceder a este tipo de vivienda, una minoría sí lo puede hacer y ¡de qué manera!
Estas colonias, son las zonas con residencias casi casi hechas a la medida:
Polanco, CDMX
La metamorfosis que ha sufrido en los últimos años Polanco, donde se levantan más edificios a tiempo que desaparecen las grandes casonas que la caracterizaban, pone a la zona como la más cara de la CDMX, al desplegar el precio por metro cuadrado de un departamento a la venta sobre los 104 mil 600 pesos, mientras que el precio promedio supera los 10 millones de pesos.
“Existen desarrollos como The Limited con un perfil que puede alcanzar los 26 millones de pesos por un departamento de 274 m2. Este, conjunta la experiencia creadora de Philippe Starck con la visión del desarrollador inmobiliario internacional John Hitchcox, que vieron en la iluminación natural el elemento inspirador de la construcción” señala un comunicado del portal.
Este es personalizable al cien por ciento: “El desarrollo está dirigido a personas de un alto poder adquisitivo, y las preguntas radican mucho en cómo poder estructurar el departamento a su gusto, ya que es un desarrollo que se entrega en obra negra” indica Juan Carlos García, directivo de Class Experiencia Inmobiliaria.
Lomas de Santa Fe, CDMX
Dentro de la delegación Cuajimalpa de Morelos, Lomas de Santa Fe es de esas colonias que fueron concebidas desde un inicio para personas con un poder adquisitivo alto, y cómo dudarlo si en la actualidad concentran una oferta de departamentos en venta con un costo por metro cuadrado (cpm2) de 58 mil 900 pesos y un precio promedio equivalente a 11.4 millones (mdp).
Entre los desarrollos favoritos por su ubicación próxima a la carretera México – Toluca y cercano a una de las zonas financieras y de negocios más importantes de la metrópoli mexicana (Santa Fe), Mistral despliega una cartera de propiedades desde 7 millones 200 mil pesos (102 m2) hasta 15 millones 63 mil pesos al momento de adquirir un departamento a la venta de 205 m2 con tres habitaciones y dos baños.
Parques del Pedregal, CDMX
Parques del Pedregal es el epicentro del high-end inmobiliario de la zona sur de la Ciudad de México; pues ahí se vive un comportamiento que comienza en 6 millones de pesos y puede alcanzar un precio máximo de 25.6 millones (mdp); mientras tanto el cpm2 es superior a los 58 mil 300 pesos.
Por su parte, Pedregal 4603 es un desarrollo dividido en tres torres con dos departamentos por piso (Con 47 departamentos a la venta en total), este incluye amenidades para todas las edades y gustos como snack bar, salón de fiestas, alberca techada a doble altura, gimnasio, ludoteca, pista de jogging, roof garden con asador, entre otros beneficios integrales a una oferta que va desde los 9.9 a los 12.5 millones de pesos (154-207 m2).
Tras agregar que este concepto normalmente se encuentra en las colonias Polanco y Santa Fe; Díaz, enfatiza que “en la zona sur de la Ciudad de México hay un nicho de gente de nivel socioeconómico alto que busca un desarrollo de departamentos exclusivo, con acabados de lujo y con unidades de tamaño mayores a los 150 m2, nicho que casi nadie atiende”.
Bosque Real; EDOMEX
Aclimatado por el color verde de su campo de golf, vestido por pequeñas plazas comerciales que concentran una oferta de servicios vasta para que los que viven dentro de la comunidad no tengan que moverse hacia otros sitios Bosque Real en el municipio de Huixquilucan de Degollado, Estado de México, ha resultado ser un terreno fértil para la construcción vertical de la región. El precio promedio de un departamento sobrepasa ligeramente los 8 millones de pesos, mientras que la media del cpm2 se encuentra sobre los 37 mil pesos.
El intercambio por comprar un departamento de 380 m2 dentro de Residence Bosque Real, un complejo arquitectónico rodeado de confort, con acceso al campo de golf, acabados de lujo, jacuzzi, centro de negocios, spa con vapor y barbería, cancha de paddle tenis, ring para practicar boxeo y artes marciales, y otras amenidades que vuelven a este edificio un lugar sin igual dentro del Valle de México supera los 23 millones 400 mil pesos.
Sobre los interesados en este tipo de inmuebles, Manuel Morales, director comercial de Grupo Bosque Real argumenta que “Lo que más buscan es seguridad, áreas verdes y calidad de vida”, tras asegurar que tener “3 millones 500 mil m2 de áreas verdes, se traducen en una calidad de vida muy por encima de lo que se puede ofrecer en otros desarrollos en la CDMX”.
Lo cual genera un beneficio adicional al momento de adquirir una propiedad y una de las razones por las que estas zonas tienen un alto potencial en el segmento residencial plus, es debido a variables como las amenidades que resultan poco comunes en segmentos menores, como lo son shopping center, spa con vapor y sauna, ludoteca antes mencionada, así como, en algunos casos, restaurante y room service.
También se ven implicados los accesorios y acabados con los que se erigen dichos desarrollos, los cuales, además, requieren de una colocación con especificaciones técnicas que en otros desarrollos no son comunes, por ejemplo: porcelanato italiano, closets automatizados, cocinas con cubiertas de granito y sistemas integrales inteligentes para que todo esté programado.
